Everything you need in real estate, under one roof
From sales to rentals, from investment advice to our engineering perspective on land and plots — we are with you at every step.
Our commission rates
We value transparency — the rates below apply to all our sales and rental transactions. Amounts shown exclude VAT.
Sales: 2% + VAT
Commission is 2% of the sale price, plus VAT. This amount is paid separately by both the buyer and the seller.
Rentals: One Month's Rent + VAT
Commission equals one month's rent, plus VAT. This amount is paid by the tenant only.
The rates above exclude the current VAT rate (20%), which is calculated separately. In the "List Your Property" form you can instantly see the estimated commission for the price you enter, with and without VAT.
We connect your property with the right buyer at the right price
We are with you through valuation, professional marketing, viewings and contracts. Our goal is to sell your property at its true value in the shortest possible time.
Every step of the rental process under control
We match reliable tenants, follow up on contracts and handle CPI-based rent increase calculations for you. You simply follow the results.
Together we evaluate the opportunities that best fit your budget and goals
With 20 years of local experience, we analyse short- and long-term return potential with you and guide you on the right timing and the right area.
The one address that also assesses the technical side of land
Thanks to our founder's background in forest engineering, we assess a plot not only through an estate agent's eyes but also by the land's own technical characteristics — giving you clarity on zoning status, "2/B" status and similar land matters.
A safeguard system that makes your rental contract strong
The rental contracts we prepare contain clear, enforceable clauses that protect both landlord and tenant. An eviction undertaking and a structured payment plan alongside the contract strengthen your position in any dispute.
Detailed, Enforceable Contract
Our rental contract clearly defines the rights and obligations of both parties; rent, increase rate, deposit and terms of use are settled from the start.
Notarised Eviction Undertaking
We recommend having the eviction undertaking signed with the contract certified by a notary — a notarised undertaking is a strong legal basis that can significantly speed up eviction through enforcement proceedings if ever needed.
Upfront Payment + Single Promissory Note
We take the first month's rent upfront and a single promissory note, tied to the contract, for the remaining 11 months. As payments are made by bank transfer, each amount is recorded and deducted from the note; if payments are late, legal action for the remaining balance moves faster.
The eviction undertaking and promissory note are added to the contract by mutual agreement of landlord and tenant; our consultants carefully prepare each contract according to the parties' circumstances.
From title deed application to post-transfer follow-up: the process step by step
Once the decision to buy or sell is made, we stay with you through every step of the title deed process — here is how it works:
Booking an Appointment
We book an appointment at the relevant land registry office through the General Directorate of Land Registry and Cadastre's e-Appointment system.
Preparing the Documents
We prepare all paperwork in full: identity documents, title deed details, the compulsory earthquake insurance (DASK) policy, the municipality's letter confirming no outstanding property tax and, if needed, a power of attorney.
Assessed Value and Fee Calculation
The title deed fee is calculated on the current assessed value from the municipality; the amounts payable by buyer and seller are made clear from the start.
Paying the Fees
The calculated title deed fee and service charge are paid into the relevant bank account before the appointment, and the receipts are checked.
Signing and Transfer at the Land Registry
The parties (or their representatives) attend the land registry on the appointment day; the official deed is signed and the transfer of ownership is registered.
Post-Transfer Follow-up
We follow the process through to the end: delivery of the new title deed, transfer of electricity/water/gas subscriptions and the required municipal notifications.
